Property Management In Chicago For Smaller Associations

Business Meeting

Too often smaller condominium associations feel they can’t find proper property management in Chicago. That is not the case. Working with a specialist in smaller associations, such as Connected Management, can help you get where you need to be. We work with smaller Chicago condominium boards to help with all aspects of managing your community.

We provide a wide range of property management services in Chicago. These include:

  • Collection of Assessments - All association dues and special assessments will be collected from your owners on a monthly basis.
  • Treatment of Delinquencies - When a unit owner becomes past due in the payment of their assessment, or has an unpaid balance, the Connected systems will begin to contact the owner.

A monthly delinquency review will inform the Board of all delinquent owners and help you to determine if further action is required. The Connected team will coordinate with any attorney of the Board’s choice should legal proceedings be required.

  • Payment of all Expenses –The payment of all association expenses will be handled by our finance group on a secure and timely basis. We closely reconcile all invoices from contractors and other vendors against the original estimates or contracts to ensure the association is being charged correctly.
  • Annual Budgets & Reserve Planning –Each year our team will create a recommended budget template for the Association and present it to the board. We build the budget template through an in‐depth process of analyzing your Association’s previous expenses, market averages and your property’s short and long‐term maintenance cost forecasts.
  • Building InspectionsA property inspector will evaluate and document the general condition of the grounds, building structure and all common areas. The inspector is focused on, among other items, safety issues and building deterioration.
  • Maintenance – We maintain partnerships with all of the contractors, service providers and vendors required to support your Association. Due to our high volumes our partners present our clients with competitive rates.
  • Support around the clock – When you need support for anything going on with your condo, you’ve got it. It doesn’t matter the day or time. We have professionals that are trained and ready to answer questions whenever you have them. We offer support 24/7 to help our clients get the most out of their Chicago property management services.
